For this reason, you certainly want fire sprinklers on your commercial property! But how do fire sprinklers work?

Step 1: Fire Sprinklers Detect Heat

Contrary to popular belief, fire sprinklers are not triggered by smoke. It’s an easy mistake to make since heat is carried upward with smoke from a fire. But if smoke was the trigger, simply burning your toast in the office kitchen could be enough to drench the kitchen with water from a fire sprinkler head.

Fire sprinklers work because high heat triggers the sprinkler system. When a blaze ignites, the air directly above it heats rapidly. This hot air rises and spreads along the ceiling. When the air is hot enough and reaches a sprinkler head, it triggers a chain reaction.

Most sprinkler heads feature a glass bulb filled with a glycerin-based liquid. This liquid expands when it comes in contact with air heated to between 135 and 165 degrees. When the liquid expands, it shatters its glass confines and the sprinkler head activates.

Step 2: Fire Sprinklers Douse The Fire

Each sprinkler head is attached to a pipe that connects to a reliable water source outside the building. When heat activates a sprinkler head, a valve opens, allowing pressurized water from the pipe system to flow out.

It’s important for water in a fire sprinkler system to be pressurized. This allows the water to spray outward in an arc to more thoroughly douse the fire and prevent it from reigniting.

Step 3: Fire Sprinklers Minimize Water Damage

In movies, sprinkler systems operate misleadingly, leading many people to believe a fallacy that all the sprinklers in a system are tied together and when one is triggered by heat, they all activate.

If this was the case, putting out a fire would simply be trading fire damage for water damage, and it’s not how fire sprinklers work.

Fortunately, sprinkler heads function individually. Most of the time, fires can be completely extinguished after just one or two sprinklers activate. This allows water damage to be confined to the small area where the fire started. Plus, since fire sprinklers douse fires with about six times less water than a fire hose, their quick action is less damaging to your property than a visit from the fire department.

  • Check your toilet by placing food coloring in the toilet tank. In 15 minutes or less, if the colored water is in the toilet bowl without flushing, there is probably a leak.
  • Fix leaks and drips as soon as you see them.
  • Use water leak alarms and automatic water shut off systems to catch leaks quickly.

As we are reaching record highs this season, your AC maybe taking a toll and packing heat from the outside air. AC leaks are quite common and can actually freeze the refrigerant coils due to extreme heat.

Here a few tips to help you enjoy a cool summer this year in Lufkin:

  • Turn the AC unit off immediately if you spot frozen evaporator coil until the problem is successfully corrected.
  • Replace your Air filter every 30 to 90 days
  • Do not Cover any air vents or registers
  • For systems that drain by gravity, be sure the condensate is flowing freely to the outside; the drain line (especially the elbow) may be plugged with mold and slime.
  • For systems that use a condensate pump, if the pump has failed, that could lead to water backing up in the system and overflowing the pan.
  • That the large pan below the cold coil (called the condensate pan) is not rotted and full of holes, and leaking water into the house. Note, that in most cases, replacing the pan below the coil is usually not something a homeowner can tackle. A leaking pan is almost always better repaired by a licensed air conditioning heating ventilation contractor (HVAC).
  • Clean the elbowed plug that leads to the condensate pan. You may need to cut and replace the plastic elbow, depending on whether it has slime/mold or not.
  • Use a shop vacuum to the end of the condensate drain, if any, and run the vacuum for a few seconds to pull any dried or wet contents out of the line. You need to remove the shop vacuum’s paper air filter to do this.
  • For metal Condensate pans, use bleach and water solution to routinely clear you drain line and prevent it from creating mildew.
    • Plastic/copper drains can be corroded and damaged. It may easier to use chlorine tablets instead.

    Gypsum, aka “drywall,” is a very popular material for use in the construction of homes and offices. The material is noted for its strong fire-resistant qualities. However, drywall is also known to be incredibly susceptible to being damaged by moisture compared to many other building materials.

    This is, in part, because drywall is extremely porous, readily absorbing moisture and retaining it. If the moisture content (%MC) of drywall exceeds even 1%, then the drywall can be considered “moisture-compromised” and in need of either drying or removal depending on whether or not mold has begun to grow.

    Even greenboard, the “water-resistant” drywall, will be damaged by moisture if it gets past the green, water-resistant paper covering that gives greenboard its name. The majority of greenboard’s water resistance comes from the paper covering, not the drywall itself.

    Because of how susceptible drywall is to becoming damaged by even minute amounts of moisture, it’s important to be able to accurately assess the amount of water present in drywall.

    When looking for a moisture meter to use for testing drywall, some considerations include:

    • Whether or not the meter has a gypsum scale.
    • The range at which the meter detects moisture—the meter should be able to accurately detect very small amounts of moisture.
    • Length of the pins.
    • Additional scales for other materials—most professionals have to work with more than just drywall, so having a moisture meter with the ability to test other materials using different reading scales is a must.

    In many cases, if there is significant moisture in a gypsum board, then there will be obvious external signs of it. For example, a simple visual inspection can be made to spot discolored or visibly crumbling drywall, or a musty odor can indicate a problem with mold growth.

    Conn's Lufkin TX Water Damage Cleanup

    Conn's in Lufkin, TX business interruption was kept at a minimum during the water loss.

    Water Damage Cleanup The building next door had a main water line rupture pouring thousands of gallons of water into both buildings.  Over 40 thousand square feet were affected and SERVPRO of Lufkin/S.Nacogdoches County was called in to save the day.  

    A timeline in the life of a water damage. 

    1. At 4pm Conn's calls SERVPRO to cleanup a major water loss from the building next door. 
    2. At 4:20pm SERVPRO is onsite communicating with Conns management team and preparing an action plan of how to minimize business interuption, evacuate the water, stage manpower and equipment.
    3. At 5pm commence with heavy extraction, block furniture and relocate inventory to uneffected areas of the store. 
    4. At 8pm stage air movers and dehumidifiers. Continue extraction of stubborn areas and verify power supply is sufficent for all the drying equipment. 
    5. At 11pm all equipment has been verified through our management software for maximum efficency for drying the structure. Conns management has been updated with current drying plan of action and expectations.
    6. Three days later Conn's was fully dried and business interuption was kept at a minimal. All the remaining equipment is removed and the carpet was cleaned. SERVPRO helped another business make it "like it never even happened".
